According to data from Idealista, shared in the Notícias ao Minuto, "Funchal was the city where the percentage of rented houses in less than 24 hours was the highest, reaching 43% of the total operations".
According to the study, in general, about 10% of the houses advertised on the platform in the 4th quarter of 2024 were on the market for less than 24 hours.
"However, the values vary according to the price range of houses, with 26% of the houses in Portugal up to 750 euros/month being rented in less than 24 hours, 14% between 750 and 1,000 euros/month, 7% between 1,000 and 1,500 euros/month, and 5% costing more than 1,500 euros/month," can be read at Notícias ao Minuto.
According to the analysis, "examining the nine district capitals with the most houses for rent in the last quarter of last year, Funchal was the city where the percentage of houses rented in less than 24 hours was highest, reaching 43% of the total operations."
Coimbra (19%), Aveiro (19%), Setúbal (9%), Viana do Castelo (8%), Lisboa (8%), Porto (6%), Faro (5%) and Braga (5%).
"The most affordable rentals, with prices below 750 euros per month, attract a large portion of the demand, thus marking the highest 'express rent' rates. In Faro, all houses rented in the fourth quarter of 2024 for less than 750 euros/month were on the idealista's database for less than a day. This is followed by Funchal, with a percentage of 50%, Coimbra (43%), Lisbon (40%), Porto (38%), Aveiro (33%), Braga (25%), Setubal (20%) and Viana do Castelo (20%)," it can also be read.
In addition, "as price ranges increase, the percentage of 'fast rentals' decreases, although in some markets this value continues to be relevant."
"In houses priced between 750 and 1,000 euros, Funchal is once again the leader in 'express rentals', with all houses being rented in less than a day. Aveiro (20%), Lisbon (11%), Setúbal (8%), Coimbra (7%), and Porto (6%) follow," the news reads.
